Rental Terms between Kinetix Studio (Owned by Kulimkia Enterprise) and the Lesee(The person renting). Premise or The Premise refers to the rented space addressed at 3259(1st Floor), Lorong Selasih 2A/1, Taman Selasih, 09000 Kulim, Kedah.

Said Premise will be used for workout practices such as Yoga, Dance, Photoshoot, suitable group workout, and for no other use without the prior approval of Kinetix Studio. Lesee shall comply with any and all laws, ordinances, rules and orders of any and all governmental or quasigovernmental authorities affecting the cleanliness, use, occupancy and preservation of the Premises.

Prepayment of hourly rental fee is required 2 days in advance of occupancy. For long term rental, advance 1 month payment is required.

No Cancellation or refund fee will be entertained once payment is made. However, we are able to accommodate to move the rented date to another desired date which is available according to our booking calendar. Notice for re-scheduling of hourly rentals must be received 24 hours in advance before the booking time, or renter forfeits.

The Lessee shall be liable and responsible for any and all damage or injury to said premises, items installed in the premise or any person or property thereon during period of occupancy, and shall reimburse, indemnify, and save Kinetix Studio fully harmless thereof.

Payments shall be made to Kulimkia Enterprise at 3259 (1st Floor), Lorong Selasih 2A/1, Taman Selasih, 09000 Kulim, Kedah. If damages are incurred (except for ordinary wear and tear), Lesee assumes responsibility and will be held liable for said damages. Rental fee includes utilities.

Lessee shall not assign, transfer, or sublet this lease on said premises, or any part thereof, without the written consent of the Kinetix Studio. Lessee shall keep the premises in a neat and orderly condition and free of rubbish and debris, which shall be picked up and removed from the premises immediately following any occupancy.

The Lesee shall not have any animals, birds, or pets of any nature on or about the Premises. Lesee shall not assign this Agreement; or sub-let or grant any license to use the Premises or any part thereof. Lesee shall make no alterations to the interior or exterior of the buildings, or improvements on the Premises or construct any building or make any other improvements on the Premises.

Security camera:
Kinetix Studio have enabled security camera surveillance inside the studio for safety of both parties.

Attendee & Lesee Safety:
Kinetix Studio will not be responsible for any injuries, mishap, or accidents which may occur and shall not be hold liable for such incident(s). Lesee is responsible to ensure doors are properly locked upon entering, exiting or any guest’s arrival, to keep the place secure.

Attire and shoes:
The Lesee/user(s) shall always wear proper attire which includes proper shoes when using the studio. If unsuitable shoes are worn and causes damages to the flooring then damage charges will be imposed on the Lesee.

Usage time:
Each session with a minimum booking period of 1(one) hour with Kinetix Studio is given a buffer time of 15 minutes before the booking time, and additional 15 minutes after the booking time. This is to facilitate arrival, departure and have proper time to organize the group if needed. Further extension of time is now allowed unless with approval from Kinetix Studio and may be subject to additional charges.

Personal items left behind:
The Lesee/user(s) is not allowed to store or leave behind their personal belongings either intentionally or unintentionally. Should Kinetix Studio discover such items, we will have the right to dispose off the item(s) as we see fit.

By accepting this Agreement, Lesee stipulates, represents and warrants that Lesee have fully understand and agreed on the terms stated.
